Board Minutes April 12, 2008

ARNOLD LILAC PARK HOMEOWNERS MEETING
APRIL 12, 2007

Members in Attendance: Alice Taylor, Gaylord Blackburn, Susan Tarpley, Michael Willemsen, Frank Samuelson, Nancy Cockshott

Cleaning of the lots: Cora will get a quote from the crew at Sequoia Woods. We need to clean the common area in May

Minutes of the prior meeting: Frank made a motion and Susan seconded that we receive the minutes as presented. The minutes were unanimously approved.

Security at the Pool: We will ask Pat to put up poles and cables or chains on each end of the pool. We need to check with the fire department to find out what the regulations are about having a locked gate. Frank believes that we need break away locks. Mike moved that we get Pat to do the posts and the locks on the upper Laurel Circle drive and the lower pool parking lot area. We will place the chain by the pool up high enough so there is still access to the lower parking lot. Carter seconded and the motion was unanimously approved.

Correspondence: Cora read the notices from Ebbetts Pass Fire District regarding the new procedures requiring only one notice for property owners to bring their property into compliance If the property is not brought into compliance within 30 days the owners will receive a citation.

Cleaning the ditches: Merita says there is not enough in the county budget money to clean the ditches this year. We may have to clean our own ditches.

Treasurer’s Report: Lot 177 is in foreclosure. Lot 136 is divided between two homeowners. Cora will send reminder notices to the delinquent homeowners at the end of the month. Mike moved and Frank seconded that we approve the treasurer’s report. The motion was unanimously approved.

Pool: Gaylord, Frank, and Mike looked at the pool last week and the material that was sprayed on appears to be maintaining. Mike didn’t see any leaks on the roof, but he will go up and inspect the roof. The pool area needs painting, and the yard needs a lot of work. The area needs to be spray painted. Cora will try to contact painters to get quotes for the pool area. Gaylord has agreed to do the same work he did last year, and Jason Sills will do the supervising. We will start pumping the pool and preparing it. We are hoping to open around June 1st.

VIP: Frank will work on the VIP program. He believes the paperwork will be more complicated this year. The burn season will be closed earlier this year. Lots should be cleaned up by June 1st. We need to send letters to lot 52 and lot 62 regarding lot cleaning and roof cleaning.

New Business: There is a big hole at the foot of Alder on both sides of the driveway.
