Board Minutes April 14, 2007

ARNOLD LILAC PARK HOMEOWNERS MEETING
APRIL 14, 2007

MEMBERS IN ATTENDANCE: Frank Samuelson, Mike Willemsen, Alice Taylor, Nancy Cockshott, Keith Martin Mike Dolio, Lynn Glocker, Linda Blythe, Pat and Susan Tarpley, Christopher and Laura Knight.

CALL TO ORDER The meeting was called to order at 10:00 by Board President Alice Taylor.

MINUTES OF THE PRIOR MEETING The minutes of the February meeting were read. A motion was made by Frank Samuelson to approve the minutes, Mike Willemsen seconded the motion and the minutes were accepted

CORRESPONDENCE Correspondence regarding the Ziskin lot was discussed. Brian will take the trees down, but may need permission from the Ziskin’s to drop the trees on their lot.

TREASURER’S REPORT Cora presented the income statement and the treasurer’s report. No questions on the treasurer’s report. Alice requested that interest income be accounted for separately on the income statement.

NEW BUSINESS: *The traffic study recently done on Maple was to track speed, and did not have anything to do with the planned development next to Keiths.
*Kim Cockshott will clean up the car and the wood shed on his property.
* Alice ordered a debris box for May 5th. It is a small debris box that we can keep for 2 days At the May 19th meeting we will keep the debris box for two weeks.
*An arrest was made of some renters in the Lilac Park for drugs and concealed weapons. They are no longer tenants in Lilac Park
*Cora will call Gene about the web page.
*Alice will contact Terry Clark regarding a revision on our insurance. We will review our insurance and probably keep the same company, but change our agent.
* Alice has prepared a draft reserve study. We have enough required reserves to cover needed repairs. The reserve study was reviewed and accepted by the board. Thanks were given to Alice for all of her work on the reserve study. We need to get the reserve study on the web page.
*There is water going in the ground behind the pool and doesn’t appear to be draining out of the lower culvert. Pat suggested that we put in a French drain or a culvert to improve the drainage.
*The county did a good job of cleaning the drains in Lilac Park.
*PG&E poles need to be repaired in the park. Alice will go to the Angel’s Camp office to try to get the poles repaired. Some of the drop lines going to homes are in bad condition.
*There are people living in the trailer on the Hennis lot. Alice said she has contacted the people regarding this violation. Cora will write a letter to Ron Smith – Sierra Tractor Service . The letter will tell him he has two weeks to get the people out of the trailer, or we will assess a $100.00 fine. According to CCR’s it is a single family dwelling.

POOL
Gaylord has the filters out. Frank will take them to Wet ‘n Warm to get them cleaned

VIP –
Carter will help with VIP this year. Tim Bottomly will cite unimproved lots that are in violation.
